Magic Lofts project managed and constructed this loft conversion in Pen Y Lan, Cardiff. This loft was required to incorporate a new bedroom with an en-suite shower room as a master bedroom. Pre construction, Magic Lofts' surveyor did the scale structural plans and successfully applied for "Full Planning Permission" from Cardiff Council, as Permitted Development on the estate was prohibited, Building Control were notified of the projects and regular site visits arranged. Construction started March 2018.

Week 1: Scaffolding erected, back of roof stripped and opened for access, floor and ridge height steels girders fitted, floor joists fitted and noggined, dwarf wall built, roof windows fitted.

Week 2: Full width rear dormer constructed, studs around en-suite built, 1st fix electrics installed, weyroc flooring fitted.

Week 3: En-Suite: Insulated, plyed and plasterboarded. Dormer roof fibreglassed, Majority of loft bedroom insulated and plasterboarded. 1st fix plumbing installed. Vertical slating to dormer walls and patching in around dormer complete.

Week 4: 2nd plasterboard ceiling removed, stairs fitted, studs finished and plasterboarded, pvc dormer windows fitted, shower tray fitted, holes cut ready for spotlights and sockets, plastering to all of loft done.

Week 5: En-suite tiled and grouted, 2nd fix carpentry done including handrail and spindles, doors etc, 2nd fix electrics done. External pvc (fascias,gutters etc) done, big site clean up. 

Week 6: 2nd fix plumbing. Building Control final visit.
